South Venice is bounded by the Intracoastal Waterway on the north and west, by Routes 41 and 776 on the east, and Manasota Beach Rd on the south. Like many areas of south Florida this community was begun by land development and lot sales. The houses have been built over time so you will find a wide variety of architectural styles. Since the original development began in the early 1950s  the landscape canopy  has grown back and much of the neighborhood has a desirable mature look and feel. Since there was no master plan or building deed restrictions the community's mixed style means that modest homes are co-located with new larger upscale buildings.

South Venice is separated from the Gulf of Mexico by a narrow strip of Lemon Bay. Prior to construction of the Intracoastal Waterway in the 1960s, the residents of South Venice had beach access via a wooden bridge that connected the South Venice mainland to the northern portion of Manasota Key. When the Army Corps of Engineers removed the bridge, the residents fought to have their beach access restored. Now a ferry service takes South Venice residents back and forth to the beach. The ferry runs 6 days a week with one day a week reserved for maintenance. The trip is a short one, of approximately 1,000 feet and lasting only about 5 minutes. The beach is pristine and extremely private.

The real estate market in South Venice like elsewhere has slowed. The result is a relatively large sampling of homes on the market. Nearly half the properties are priced under $200K and with the exception of the waterfront the "high-end" is priced in the mid-$300K range.If you're looking for property that is close to the beach, within a short drive to shopping and services, then South Venice is definitely a neighborhood worth a look.

A home purchase decision in South Florida is frequently based on the potential lifestyle that the new resident will have. South Venice provides a wide spectrum of outdoor living options. There is a county park with tennis courts, basketball courts, a playground, and an extensive paved nature trail that includes stretches along the Intracoastal Waterway. The community park offers the ferry access to a pristine Gulf beach, as well as a boat ramp, with ample parking for both. The community center houses various clubs, including  the South Venice garden club.
