John Nolen is credited for the original design of the city and in the beginning
the city had architectural standards
requiring buildings to be constructed using a Northern Italian Renaissance
architectural style. The design co-located living space with the workspace
so many of the downtown shops have apartments above the shops. The city is beautifully
landscaped and the residential areas well maintained.
Venice is simply an undiscovered gem. A low key waterfront town with
miles of uncrowned beaches. The waterfront condos are mostly low profile.
Today you may hear the term Traditional Neighborhood Design or New
Urbanism. These terms describe a holistic approach to town
planning. Venice Florida was designed using these principles. Residents of Venice
Island walk or bike to shops and restaurants. A pleasant
evening is just walking the downtown and looking into the shop windows.
There are an amazing number of public parks.
Wide walkways have been
constructed along the intercoastal waterway.Throughout the city of Venice are numerous distinct neighborhoods. You'll
find gated golf course developments such as the Venice
Golf and Country Club, Waterford
Golf Club, Pelican Pointe Golf and Country
Club, and Calusa Lakes Golf
Club. To see some photos of these
communities, Click here to see
Venice area golf
course communities. There are also
numerous other communities featuring golf courses or other amenities, such
as Plantation
Golf and Country Club, Venetia, and
Jacaranda West.
Just to the south of the City of Venice is an area known as South Venice. Homes here are moderately priced. South Venice has a waterfront community park with boat ramp and ferry service to a private beach.

It's well known that the real estate market has under gone a considerable slowing from the peak in 2005. Industry experts are attempting to predict "the bottom". Each local market is unique and the sentiment of the market can change suddenly. The rate of sales as well as the price per/foot are good indicators of the state of the market. While median sales price is the well publicized statistic, you need the median asking or list price to gauge the market.
In order to assist you with your assessment of current market conditions I've pulled together some stats and reports focusing on the single-family market on Venice Island.
04/05/07
The following reports will show sales during "season" over the past 4 years. There is extensive information on the properties that were sold. The end of the report will show cumulative stats on the sales.
Market sales reports:
Venice Island real estate sales for Jan - March 2004
Venice Island real estate sales for Jan - March 2005
Venice Island real estate sales for Jan - March 2006
Venice Island real estate sales for Jan - March 2007
The market for Venice Island is still out of balance, just too many properties on the market. The rate of property sales is up from last year and similar to the rate of sales in 2004 . The market sentiment is still a buyers market.
