Venice Island Florida

Venice Florida is located on the Gulf coast, just south of Sarasota.  Venice has more of a small town feel, while Sarasota is a busy south Florida city. John Nolen is credited for the original design of the city and in the beginning the city had architectural standards requiring buildings to be constructed using a Northern Italian Renaissance architectural style. There are also numerous other communities featuring golf courses or other amenities, such as Plantation Golf and Country Club, Venetia, and Jacaranda West.

Just to the south of the City of Venice is an area known as South Venice. Homes here are moderately priced. South Venice  has a waterfront community park with boat ramp and ferry service to a private beach.

While median sales price is the well publicized  statistic, you need the median asking or list price to gauge the market.

The market for Venice Island is still out of balance, just too many properties on the market. The rate of property sales is up from last year and similar to the rate of sales in 2004 . The market sentiment is still  a buyers market.
